Why You Need To Sell Your Home This Winter.
Joe Farr, Sales Director at Platinum Properties, has continued his stellar track record with the sale of 8 Broadwater St, Runaway Bay, achieving a fantastic price in less than 5 days on the market.
“It’s funny” said Joe, ”most real estate agents are complaining that the market has slowed down, but our team is having one of our best months ever. We’ve sold quite a few homes across the northern Gold Coast at prices well above what we expected”.
Typically in winter, there are not many homes for sale. Just look around your neighborhood. You won’t see too many sign boards up. Many home sellers think that spring is the best time to sell so they delay putting their home on the market until September.
“We still find plenty of buyers in the market in winter, but there's not much for them to choose from. This year, there’s just not enough homes to go around, and COVID-19 has amplified this. Many sellers took their homes off the market during the lockdown period, and all of the buyers have come back to the market in one hit. It’s kind of created the perfect storm!” Joe said.
“And the Gold Coast is different. Spring is good to sell in Melbourne because the winters are so cold. But our mild winters don’t keep the buyers away”.
The supply vs demand equation means that home sellers who are prepared to list their homes in winter will benefit from a lack of competition from neighbouring homes, and a renewed demand from local buyers who have been stuck at home.
“It’s always important to make your home stand out in the crowd” said Joe. “Whatever the market is doing, homes that are well presented and well marketed will always sell for higher prices & in shorter time frames”.
Joe always suggests to his clients to make sure that their homes are spotless and free of clutter. The front yard should have an immaculate appearance. “You never get a second chance to make a first impression!”.
“And it’s key to get the marketing right. You need to cast the widest net to reach the best buyers. We use a range of media including Local Newsletters, Facebook, Google, realestate.com.au, flyers, virtual tours and our investor database to attract buyers near & far”
